SANLUK roof hatches are fitted with a high-density PIR or EPS insulation core within the cover panel, achieving a thermal transmittance (U-value) as low as 0.9 W/m²K on premium models. The insulated frame incorporates a thermal break to eliminate cold bridging at the perimeter. This ensures the hatch meets current building-regulation requirements for energy efficiency in new build and refurbishment projects.
The cover is sealed with a continuous EPDM compression gasket that creates a watertight joint when closed, preventing rain and wind-driven water from penetrating the roof build-up. SANLUK roof hatches are upstand-mounted, raising the frame above the flat-roof waterproofing membrane to eliminate water ponding at the base of the unit. Integrated flashing flanges allow the membrane to be dressed directly up to the frame for a fully sealed installation.
SANLUK roof hatches use a gas-spring assisted opening mechanism calibrated to the weight of the cover panel, so the hatch can be opened easily with one hand and stays open safely without a prop. The gas springs are factory-set and require no adjustment during installation. A stainless steel hand rail can be added as an accessory to assist users climbing through the hatch opening, and is required by EN 14351 for hatches used as emergency egress routes.
Yes — selected models in our range are certified as smoke-exhaust and emergency-egress roof hatches in accordance with EN 12101-2 and EN 14351. These versions feature a fail-safe release mechanism that opens automatically on activation of a fire-alarm signal or manual pull-cord, providing a clear evacuation path to the roof. All egress models are supplied with a permanent installation certificate and compliance documentation.
SANLUK roof hatches are available in standard clear-opening sizes from 600 × 600 mm up to 1200 × 1200 mm, covering the most common requirements for maintenance access and personnel egress. Custom sizes outside the standard range — including rectangular formats for equipment-delivery hatches — can be manufactured to order with a lead time of 10–15 working days. Structural loading data and BIM files are available for all standard and custom models.
